Your yard is the first thing people see when they drive by your house. Buyers in particular care about how the yard looks because if the yard is less than attractive, what does the interior look like? If your yard has seen better days, we gathered a few low maintenance tips from top agents that’ll take your fall curb appeal to a whole new level.
1. Low composite porch/deck
One of the first things you notice when you walk up to any home is the porch. Sometimes it’s made of concrete or brick and other times it’s made of wood. If you have a wooden porch or deck, you can upgrade it by replacing the wood with low composite materials. By doing this, you can get the same look as wood without the typical maintenance associated with it.
2. Accent fences
We know that a part of curb appeal is to have flower beds or gardens, but they don’t have to be boring! You can accentuate your gardens with accent fencing. You could also use the accent fences to line your driveway or walkways, mark the edge of your yard, or even hide things like electric boxes, water connections, or HVAC units.
3. Artificial rocks
There are a lot of things that we’d like to hide in our yards such as stumps, drainage grates, irrigation equipment, and so on. Artificial rocks are a great solution for adding visual interest while hiding those things. The beauty of artificial rocks is that they’re lightweight, they’re available in a variety of sizes and colors, and they’re durable!
4. Solar lights
Solar lights are a great way to improve your property’s lighting situation while being eco-friendly. You can use solar lighting to line walkways and the driveway, spotlight trees or lawn ornaments, and you can use solar lights in place of traditional post caps. What’s neat about solar lights is that you can find seasonal lights (leaf shaped hanging lights or walkway lights with seasonal colored bulbs).
5. Personalized porch
We mentioned that you could use low composite decking to give your porch (or deck) a facelift, but that isn’t all that you’ll want to do – especially if you want your home to have a seasonal feel. When we say that you could personalize your porch, we aren’t just talking about the decorations (although we can’t deny that scarecrows, pumpkins and hay bales are perfect for fall decor). There are a lot of other things you can do to make your porch stand out.
A few examples? Try replacing the handrails leading up to the porch with something a little fancier. Change the light fixtures to something that reflects your personal style (modern, traditional, whimsical, etc). You could even buy a new door that compliments the style of the lights.
Note: If you’re on a tight budget, you could opt for cheaper fixtures, repaint the door, and swap out the hardware. You can also hang new house numbers and a new wall mounted mailbox (if applicable).
Attract buyers with low maintenance fall curb appeal ideas
Buyers may be willing to take on small projects so that they can make the home feel like theirs, but if they can find a house that’s ready to be moved into, they’re going to pounce on it. But in order to catch a buyer’s eye, you need to make sure your curb appeal is top-notch. In today’s busy world, it’s not uncommon for buyers to prefer low maintenance properties rather than yards that need a lot of upkeep.
If you’re thinking about investing in ways to boost your curb appeal for the fall and you don’t know what’ll attract buyers and be worth the investment, you could use a home value estimator to get a ballpark idea. Of course, you’ll want to consult your realtor to get a professional’s insight!
